CLERMONT PLANNING BOARD
                                                      August 9, 2017

The Clermont Planning Board held its regular meeting on Wednesday, August 9, 2017 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh, Mary Howard, Ronald Miller, Clayton Andrus and Nathan Hempel. Others present were George Schmitt, Engineer for the Town, Matthew Griesemer, Attorney for the Town. Chairman Saulpaugh opened the meeting. After review of the July 2017 minutes, a motion was made by Mary Howard and seconded by Clayton Andrus, to accept the minutes. All in favor. So carried.
Motion to close the regular meeting and open the Public Hearing for Windhorse Farm, Tax ID 179.-1-48 was made by Mary Howard, seconded by Jennifer Phillips.  All in favor.  So carried.  Kurt Andernach presented an overview and summary of the project to the general public.  Questions and comments included installation of a fence or hedge between the proposed site and the immediate neighbors, potential noise issues, safety issue for the entering and exiting of traffic from and onto County Route 6 and the proposed 55 space parking area.  Parking Codes require 60 spaces for the 200 person occupancy.  55 spaces would accommodate 175 person occupancy.  The Board was advised by Attorney Matthew Griesemer to recess and continue the Public Hearing, offering the applicant the opportunity to discuss the wishes of the neighbors and property owners.  The Board requested the applicant to provide a copy of the contract to be used.  Motion to recess the public Hearing was made by Mary Howard seconded by Tom Jantzen.  All in favor.  So carried. 
Wesley Werner, 382 Nevis Road   Presented a proposed lot line change, a Minor Subdivision.  It was deemed a nonconforming grandfather use.  A survey will be required.
Josephine Torre, 165 Hog Trough Road, 180.00-02-31  Submitted an application for a Minor Subdivision.  The application was deemed complete by the Board.  Public Hearing to be held September 13, 2017.  Motion ;made by Mary Howard, seconded by Jennifer Phillips.  All in favor.  So carried.
Justin Ledek, 1187 County Route 6   Submitted an application for a Minor Subdivision.
Motion to close was made by Mary Howard.  Seconded by Nathan Hempel.  All in favor.  So carried.  Meeting adjourned at 9:30pm.
