CLERMONT PLANNING BOARD

FEBRUARY 11, 2009

The Clermont Planning Board held its regular meeting on Wednesday, February 11, 2009 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh, Nancy Sperry, Clayton Andrus, Aldo Dusman, Robert Queirolo, Garret O'Connor and Thomas Jantzen. Also present were Robert Desmond, Cailyn Brennan of Freeman-Howard and George Schmitt of Morris Associates.

The minutes of the January meeting were approved by a motion made by Clayton Andrus, seconded by Aldo Dusman. All in favor. So carried.

FAMILY SWEETS: Chairman Saulpaugh talked to Bernie Kelleher of the County Highway and NYS DOT in Hudson regarding curbing requirements for the Family Sweets business on Route 9. Bernie Kelleher and Dean Knox agree that the parking area behind the store should be 40 feet deep from the edge of the store. The trees should be taken down that border the parking lot and signage should be added which state that there should be no backing out onto the highway. They would rather not see fencing because that would be an interference. They also suggested improving the parking lot surface. The board discussed planters that are in front of store and whether they are secure enough. Bob Desmond suggested a grassy area with an entrance to deter anyone backing out on the highway. A letter will be written to Mr. Ross Fenn with these requirements giving the applicant until May 1st to complete the work. When the improvements have been made he is to let our engineers know so that they can review the improvements before the May planning board meeting. The board also is requiring that a light be fixed on the rear of the store, which will shine on the parkinglot, but not shine into the neighbors properties.

PLATTI/RENNER: Chairman Saulpaugh also talked to Bernie Kelleher regarding the Platti/Renner property on County Route 6 regarding their required curbing. They are going to revisit the property. Chairman Saulpaugh told them that fencing would be better than concrete curbing at that location.

BOCCIA/NEVIS STORE: The applicants did not appear but there was discussion about the parking and ingress and egress to the former Nevis deli which they want to reopen as a pizza place. The applicants had been told last month to hire an engineer to plan the parking, ingress and egress for their planned restaurant and submit it to the County and State for their review.

PINHO: Manual and Chris Pinho have gone to John Fieser for a permit to reopen the

Old Welcome Inn as a pizza place. Chairman Saulpaugh also spoke to DOT about their parking lot and if curbing would be required. The state stated that they wouldn't require any changes at that location.

JOHN MORAN/CLERMONT INN: They are waiting for the weather to break before resuming work on the drainage. Dan Wheeler's office will be reviewing these plans.

PHILLIPS - County Route 6- John Fieser has been checking on the work as it progresses. Before a third house is set, the driveway must be in place.

A motion was made to adjourn by Nancy Sperry, seconded by Tom Jantzen at 8:00 P.M. All in favor. So carried.
