CLERMONT PLANNING BOARD
AUGUST 11, 2010
The Clermont Planning Board held its regular meeting on Wednesday, August 11, 2010 at 7:30 P.M. at the Town Hall. Those present were Chairman Laurence Saulpaugh, Aldo Dusman, Clayton Andrus, Jennifer Phillips and Brenda Case. Thomas Jantzen and Nancy Sperry were absent.
Others present were George Schmitt, Town Engineer, Andy Howard, Town Attorney, Robert Zimmerman, Flossie Hubrich, Joseph Palumbo, Robert Desmond, Town Councilman.
Chairman Saulpaugh opened the meeting.
MINUTES: A motion was made by Aldo Dusman, seconded by Clayton Andrus to approve the minutes.
MOTION: Clayton Andrus made a motion to close the regular meeting and open the public hearing, seconded by Aldo Dusman. All in favor. So carried.
HUBRICH: Robert Zimmerman appeared with Ms. Hubrich and brought in a survey map showing the parcel in two parcels, Lot l – 3.05 acres, Lot 2 – 15 acres. As requested by the board, a notation was made on the map showing that the well location and septic system design must get Health Department approval before building on lot. Aldo Dusman asked that the notation regarding the septic system be on the parcel itself. Clayton Andrus made a motion to approve with condition that, since this lot has not been approved by the Board of Health, that Bob Zimmerman amend his map to include the Board of Health statement on Lot 2. Maps may then be signed and stamped by the Chairman. Motion seconded by Jennifer Phillips. All in favor. So carried.
A motion was made by Clayton Andrus, seconded by Brenda Case to close the public hearing and open the regular meeting. All in favor. So carried.
PALUMBO: The Zoning Board has asked for a site plan application from Mr. Palumbo for a special use permit to put used cars for sale at the former Germantown Coop on Route 9. A letter was sent to the Zoning Board with a recommendation that they approve.
G-TEL COMMUNICATION: G-tel Communications is requesting a boundary line change removing .068 acres from .225 and adding to the town parcel of 9.280 acres on County Route 6 to be used for a driveway and eventual town road. They are also seeking an area variance in front of the Zoning Board of Appeals. Councilman Robert Desmond is authorized to act on the Town and G-tel’s behalf with this request. The Town requested a waiver of the fee and also requested that we hold a joint public hearing with the ZBA on Wednesday, August 25th at 7:45 PM. Councilman Desmond will have Mr. Zimmerman, the surveyor, note the telephone company building on the map.
RED WING PROPERTIES: Andy Howard, the town attorney, has tried to contact the attorney for Mr. Doherty regarding the Red Wing application to DEC but has not been able to reach him. The Zoning Board of Appeals gave Mr. Doherty an application and he appeared before the ZBA but has not filed an application. He will follow up with Mr.Doherty.
A motion was made to adjourn by Jennifer Phillips, seconded by Clayton Andrus at 8:30 P.M.
