CLERMONT PLANNING BOARD
MAY 11, 2011
The Clermont Planning Board held their regular meeting and a public hearing on Wednesday, May 11, 2011 at 7:30 P.M. at the Town Hall. Those present were Deputy Chairman Clayton Andrus, Nancy Sperry, Thomas Jantzen, Jennifer Phillips, Brenda Case and Aldo Dusman. Chairman Saulpaugh was absent. Others present were Robert Desmond, George Schmitt, Town Engineer, Dianne O’Neal, Robert Ihlenburg, Surveyor and Andrew Howard, Town Attorney.
Deputy Chairman Andrus opened the meeting. Aldo Dusman requested a correction on page 2, 1st paragraph, change the word ‘straighten’ to ‘change’ the boundary line. A motion was made by Nancy Sperry to accept the minutes of the April meeting with correction, seconded by Thomas Jantzen. All in favor. So carried.
A motion was made by Nancy Sperry to close the regular meeting and open the public hearing for Dianne O’Neal, seconded by Thomas Jantzen.
PUBLIC HEARING
DIANNE O’NEAL: A public hearing was scheduled for a boundary line change for which black and white maps were submitted as requested. Also submitted were return receipts to adjoining landowners. They were reviewed. The boundary line changes is to property on Route 9, Tax Map ID#181.3-2-7 and 181.-1-31. Ms. O’Neal is reducing the front boundary line of one parcel and increasing the rear property line of the same parcel.
There were no comments for or against. There were no comments from the board, as there were no changes from the maps submitted at last months meeting. A motion was made to close public hearing by Nancy Sperry, seconded by Thomas Jantzen. Tom After review of the SEQRA a motion was made by Thomas Jantzen to declare that there would be no negative impact by this proposal, seconded by Nancy Sperry. All in favor. So carried.
A motion was made to accept the boundary line change as presented by Nancy Sperry, seconded by Jennifer Phillips. All in favor. So carried.
DENNIS AND KAREN LOVELAND: ROUTE 9G- Tax Map ID#168-00-01-13
The Lovelands were seeking site plan approval to convert a one family residence into a two family residence. The Planning Board did a site review of the property on April 14th. Aldo Dusman stated that the area for parking was supposed to be staked out but they were able to tell that there would be no impact, no restriction for parking. There were some cedar trees, which decreased the site distance from the southbound exit, but they have since been removed. Nancy Sperry said that there was nothing else that was a problem. A motion was made by Nancy Sperry to send a favorable response to the ZBA, Jennifer Phillips seconded. All in favor. So carried.
BARBARA MOORE/RAYMOND AND JENNIFER STAATS: County Route 33- Tax Map ID #180.00-01-9.1 and 180.00-01-29
Bob Ihlenburg, surveyor, brought in an application and maps for a boundary line change for Barbara Moore. Mrs. Moore has 21 acres (180.00-01-9.1)and is proposing reducing her parcel by two acres and increasing the two acres of Raymond and Jennifer Staats (180.00-01-29) on the east boundary line. A public hearing will be sent for next month. Agricultural data statements will be sent to the Potts Farm and Charles and Carol Lent who are adjoining farm operations. Mr. Ihlenburg will send letters to adjoining landowners, certified, return receipt.
The Columbia Land Conservancy Barbecue will be held on May 29th in Old Chatham, tickets are $70.00 per person.
There is a Land Use Training seminar at Columbia-Greene Community College on Wednesday, June 22, 2011 from 5:00 to 9:15 P.M. – An Introduction to Planning and Zoning and SEQRA.
Bob Desmond, Town Councilman, showed the Board the plans for the parking area at the Little League Field on Route 6.
A motion was made to adjourn at 8:10 P.M. by Nancy Sperry, seconded by Brenda Case. All in favor. So carried.
