CLERMONT PLANNING BOARD
JULY 13, 2011
The Clermont Planning Board held its regular meeting on Wednesday, July 13, 2011 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh,
Nancy Sperry, Clayton Andrus, Aldo Dusman, Jennifer Phillips, Brenda Case and Thomas Jantzen. Also present were Robert Zimmerman for Mary Jane Fuchs, Constantine Phillippes and Robert Desmond. The meeting was called to order by Chairman Saulpaugh.
MINUTES: A motion was made to approve the minutes of the June meeting by Clayton Andrus, seconded by Nancy Sperry. All in favor. So carried.
Robert Zimmerman came before the board representing Mary Jane Fuchs. Mrs. Fuchs has a parcel of 1.58 acres on the north side of Cedar Hill Road, which is part of a parcel of 90 acres. It is included in the deed for this 90 acres, but is the only acreage on the north side of Cedar Hill. The balance is on the other side of the road. Because this parcel is separated by the road, the Planning Board would consider it naturally subdivided, but because it is less than the required two acres, would need an area variance. A letter will be written to the Zoning Board recommending approval of the area variance for this parcel.
Constantine Phillippes: Mr. Phillippes has fifteen acres on the east-side of Route 9G, north of Firehouse Road. He would like to subdivide the house with three acres and retain the balance. Jennifer Phillips asked if he has the proper road frontage, as this parcel is in the RLB3 zone and requires 200 feet road frontage. After discussion about ownership of the land between Firehouse Road and Route 9G, it was decided that he should have his surveyor, Phil Massaro, check into this. He likely has enough frontage for both parcels with or without this additional acreage.
Received a Lead Agency Coordination request from the Town of Milan Planning Board on property belonging to Denise Schmidt on Fitzsimmons Road, Milan which will be returned consenting that they be lead agency in this request.
Bob Desmond, Town Board member told the board about a workshop on Tuesday, July 26th at 6:00 P.M. at the Town Hall on reorganization of zoning ordinance. He would like to see members get credits for attending but will have to request this of the town board.
Discussed giving the building inspector copies of the resolutions after they are passed.
A motion was made by Nancy Sperry to close the meeting at 8:25 P.M., seconded by Clayton Andrus. All in favor. So carried.
