CLERMONT PLANNING BOARD

NOVEMBER 9, 2011

 

The Clermont Planning Board held its regular meeting on Wednesday, November 9, 2011 at 7:30 P.M. at the Town Hall. Those present were Chairman Laurence Saulpaugh, Brenda Case, Thomas Jantzen, Jennifer Phillips and Alternate Scott Dow. Aldo Dusman and Clayton Andrus were not present. Also present were George Schmitt, Town Engineer, Robert Desmond and Tyson Kreig.

Chairman Saulpaugh opened the meeting.

MINUTES: Jennifer Phillips noted a correction on page 1, 4th paragraph to change the word lease to least and on page 2 first sentence to place a period after Garcia. A motion was made by Tom Jantzen, seconded by Jennifer Phillips to approve the minutes of the October meeting with corrections. All in favor. So carried.

TYSON KREIG: 1223 County Route 6 – Property of Tammy McCarthy-Garcia. Mr. Kreig brought in plans, which show where the parking area will be for his proposal to convert a one family residence to two family. Mr. Kreig has asked the ZBA for a variance of 5 feet on the west side of the house for parking, because it is close to the boundary line. He will be moving the existing shed so that it is ten feet from the property line. Tom Jantzen feels that there should be some kind of privacy fence between his residence and the neighbor to the west so that lights from the vehicles don’t shine on the neighbor. There was discussion about the locations of the neighboring houses. Tom Jantzen asked what kind of material is being put in. He is putting in gravel. A letter will be written to the ZBA that the parking concept is acceptable. Mr. Kreig is having the well tested and the septic pumped. A motion was made by Tom Jantzen, seconded by Jennifer Phillips that the sketch plan is in order and accepted the plan. All in favor. So carried.

PUBLIC COMMENT:

Bob Desmond brought new color maps of the Town showing the zoning districts and hamlet areas for the members to put in their zoning ordinance book. There was discussion about the recent public hearing on Local Law No. 4 of 2011 on the zoning map and Nevis Hamlet boundaries being changed. It was suggested by some at the hearing that the hamlet areas be eliminated and made two-acre zoning as the current RA zone. Jennifer feels that there will be development in time, but it should be left as is for now. Larry said there is not that many large tracts of land that could still be divided and feels that the hamlets are okay at one acre.

A motion was made to adjourn by Jennifer Phillips, seconded by Brenda Case at 8:15 P.M.
