CLERMONT PLANNING BOARD
JANUARY 11, 2012
The Clermont Planning Board held its regular meeting on Wednesday, January 11, 2012 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh,
Thomas Jantzen, Clayton Andrus, Brenda Case and Jennifer Phillips. Aldo Dusman was absent. Also present was Robert Desmond, George Schmitt, Town Engineer, John and Nora Moran, Patricia Hinkein and Andy Howard, Town Attorney.
MINUTES:
A motion was made by Clayton Andrus to approve the minutes of the December meeting, seconded by Tom Jantzen. All in favor. So carried.
JOHN AND NORA MORAN: Tax Map ID #192-1-32 Commons Road – This was part of the original Tieder subdivision which was originally two lots and then were joined together as one lot. Mr. Moran would like to divide the lot into Lots 5 & 6. The map does not show where the electric comes into the property. The board would like to have a copy of the current deed, proposed house location and board of health approval. Mr. Moran will have to fill out a new application as his previous application was made out in 2007. Fees will have to be paid also.
JUDY HABER: 1158 County Route 8 – Tax Map ID # 180-2-17.110 Ms. Haber was represented by Patricia Hinkein with a proposal to convert a single family to a two-family residence. An application has been filed with the ZBA. She is seeking site plan approval. It is a raised ranch with four bedrooms and will become a three-bedroom. There will be two bedrooms on the first floor and a larger bedroom on second floor. The house was built in the 80"s. It is on three acres. Parking in front for downstairs tenant and parking and entrance in back for upstairs. Septic has been pumped and checked and well has been checked. ZBA has scheduled a public hearing for January 25th. A site visit has been scheduled for Friday, January 13th at 3:00 P.M.
CARMELITE SISTERS: Tax Map ID #179-1-69 600 Woods Road – A site review was held on Saturday, January 7, 2012 by Larry Saulpaugh, Tom Jantzen, Clayton Andrus, Jennifer Phillips and Brenda Case all attended. There was discussion regarding the proposed above ground system and how it could be affected by nearby trees. Our engineer did not think the trees would be an issue. He did note that the system should be at least 100 feet from any stream. A letter will be sent to the ZBA that site visit was done and the board sees no problem with it.
A motion was made to adjourn by Brenda Case, seconded by Jennifer Phillips at 8:30 P.M.
