CLERMONT PLANNING BOARD
FEBRUARY 8, 2012
The Clermont Planning Board held its regular meeting on Wednesday, February 8, 2012 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh, Clayton Andrus, Thomas Jantzen, Brenda Case and Jennifer Phillips. Aldo Dusman was absent.
Others present were George Schmitt, Town Engineer, Andy Howard, Town Attorney, Charles Larsen and Robert Desmond.
A motion was made by Clayton Andrus to approve the minutes of January’s meeting as written, seconded by Tom Jantzen. All in favor. So carried.
Pond, LLC – Barbara Varas – Tax Map ID#159-1-4 Clermont/159-2-33 Germantown: Charles Larsen represented Barbara Varas, Brian Jennovitz and Vince Meilus in subdividing a property, which is in Germantown and Clermont. They are splitting partnership and it is reported that they have subdivided the Germantown property, which consists of Parcel A – 2 acres with residence, Parcel B – 8.2l95 acres, Parcel C – 10.2915 acres. There has been no notification from the Germantown Planning Board on this subdivision. There is a 59.50 acre parcel in Clermont of which they would like to divide out Parcel D – 5.15 acres, leaving Parcel E – 54.35 acres. One partner would take Parcel A, B (Germantown) and Parcel D (Clermont) and the other Parcel C (Germantown) and Parcel E (Clermont). It was also reported that the Germantown Planning Board made them leave a 50-foot easement from Eastern Parkway, but each own 25 feet. The applicants will have to have a survey of the property. Tom Jantzen thinks it should be a lot line adjustment; Germantown having the bigger lot should be the lead agency. If done as boundary line change the parcels would be merged together in the deed. If done as subdivision they would have five parcels. They should also bring in copies of the deeds.
Our attorney said that if the applicant wants only one building lot, they would get that from Germantown. If they want a separate piece in Clermont, then it is subdivision. Germantown should review this first and then notify Clermont.
A motion was made to adjourn at 8:20 P.M. by Clayton Andrus, seconded by Thomas Jantzen. All in favor. So carried.
