CLERMONT PLANNING BOARD
JUNE 13, 2012
The Clermont Planning Board held its regular meeting on Wednesday, June 13, 2012 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh,
Clayton Andrus, Thomas Jantzen, Aldo Dusman, Robert Quierolo and Jennifer Phillips. Brenda Case was absent. George Schmitt, Town Engineer was also present.
A motion was made to accept the May minutes by Jennifer Phillips, seconded by Tom Jantzen. All in favor. So carried.
Gautam & Sujata Sethi - 34 Quail Lane, Tax Map ID#191-4-2-19:The Sethi’s are operating a day care center in their home on Quail Lane. They were unaware that they needed a permit from the town. Based on a complaint received by the town, they are now filing for site plan review. There were questions raised about whether their deed restricted this type of business, but after review of their deed restrictions, it states that no business other than a home business that is allowed by zoning, shall be conducted on numbered lots in the subdivision. They have a license from NYS, which limits the number of children to twelve. After review of the zoning ordinance, the board determined that this is a permitted use in the hamlet.
Chairman Saulpaugh said that cars dropping off children must be able to turn around without backing into the street. Robert asked how much space in the house is being used and they responded about 40%.
The board will hold a site review on Thursday, June 21 at 7:00 P.M. The fee for site plan review is $75.00. The Sethis will drop off application to secretary on Thursday evening with fee. It will be determined if a public hearing must be held.
Joseph Palumbo is loosing his tenant at the former Coop building and he has someone interested in using part of the building for a day care center. This will require site plan review.
Bob and Alexis Corey consolidated two deeds making two parcels into one, Tax Map ID# 201.-1-5 and 201.-1-6. One parcel is .83 acres and the other is 3.31 acres. Chairman Saulpaugh will check with our attorney as to whether we should have Mr. Corey file an application for a lot line change.
A motion was made to adjourn at 8:30 P.M. by Jennifer Phillips, seconded by Robert Queirolo. All in favor. So Carried.
