CLERMONT PLANNING BOARD
APRIL 10, 2013
The Clermont Planning Board held its regular meeting on Wednesday, April 10, 2013 at 7:30 P.M. at the Town Hall. Those present were Chairman Laurence Saulpaugh, Clayton Andrus, Thomas Jantzen, Jennifer Phillips and Brenda Case. Aldo Dusman and Robert Queirolo were absent. Others present were Andy Howard, Town Attorney, George Schmitt, Town Engineer, Randy Bloom, Robert Ihlenburg and Bob Desmond.
A motion was made by Jennifer Phillips to accept the minutes as presented, seconded by Tom Jantzen. All in favor. So carried.
IRISH HILLS, LLC: Tax Map #201-1-80 and Tax Map #201-1-71 – Turkey Hill Road. Robert Ihlenburg, representing Paul Doherty spoke to the board and our attorney as to whether this proposal to reconfigure 5 lots into 4 is a lot line change or subdivision. It is considered a lot line change and merger.
Originally the five lots were approved as subdivisions but were never mapped by County real property as individual lots in 2003. They were transferred to Irish Hills, LLC in 2005. This proposal will be increasing Lot B to 7.801 acres by taking 50 feet from Lot C. Lot C will increase by 2.082 acres approximate with the road frontage formerly of Lot D and the southerly portion of Lot A, 3.708 acres approximate and all of Lot D, 10.987 acres approximate will merge with other lands of Irish Hills, LLC (Tax map #201.00-1-71). The board has asked that the drainage be addressed on Lot C and Mr. Ihlenburg will get copies of the septic approvals from the original subdivision.
There was some discussion on the proposed Local Law for Earth Filling and Depositing which will be set for a public hearing on the local law for May 6th at 6:40 P.M. prior to the Town Board meeting.
A motion was made to adjourn by Clayton Andrus, seconded by Brenda Case at 8:30 P.M.
