CLERMONT PLANNING BOARD
MAY 8, 2013
The Clermont Planning Board held its regular meeting on Wednesday, May 8, 2013 at 7:30 P.M. at the Town Hall. Those present were Chairman Laurence Saulpaugh, Clayton Andrus, Thomas Jantzen, Brenda Case, Aldo Dusman and Robert Queirolo. Also present was Andy Howard, Town Attorney, George Schmitt, Town Engineer, Paul Doherty, Bob Ihlenburg, Betty Jane Harte and Robert Desmond.
Chairman Saulpaugh opened the meeting. A motion was made by Clayton Andrus to approve the minutes of the April meeting, seconded by Tom Jantzen. All in favor. So carried.
IRISH HILLS, LLC: Tax Map ID#201-1-80 and Tax Map ID#201-1-71
Paul Doherty of Irish Hills and surveyor Bob Ihlenburg presented a final map for lot line adjustments to these parcels on Turkey Hill Road. They have shown the drainage, the access from Turkey Hill Road has not changed. The driveway for Parcel C is now ending on Parcel C. Mr. Ihlenburg has spoken to the Columbia County Health Department and he must send them a letter that the septic system as approved previously are the same on Parcel A, B and C. The septic for Parcel D will be conveyed to other lands
The breakdown of the parcels is as follows:
Parcel A was 11.50 acres, now 7.8
Parcel B was 5.4 acres, now 6.7
Parcel C was 7.3 acres, now 9.5
Parcel D merges to other lands.
A motion was made to accept this map as the final plot plan by Tom Jantzen, seconded by Clayton Andrus. All in favor. So carried.
The short form EAF and application were completed. The applicant will complete the Agricultural Data Statement and send to applicants. The applicant paid fee and submitted base escrow amount. A public hearing will be held on June 12th at 7:30 P.M.
Betty Jane Harte: Tax Map ID#181.3-2-3.1 and Tax Map ID#181-3-2.4 (Poleschner)
Betty Jane Harte, applicant and surveyor Bob Ihlenburg addressed the board regarding two properties on Route 9 and Buckwheat Bridge Road. The former Poleschner property is two acres and Ms. Harte’s is one acre. There is a circular driveway, which has been shared by both for many years. Ms. Harte would like to make a lot line adjustment to add approximately 27-30 feet from the two-acre parcel and add to her one acre parcel to enlarge her driveway. Both of these parcels are in the Hamlet. Mr. Ihlenburg will be surveying the properties for the next meeting. Applicant was given a package with application, etc.
The board discussed the recent passage of Local Law #1 on the exceptions for earth filling and deposing of materials in the Zoning Law with Town Councilman Robert Desmond.
The meeting adjourned at 8:30 p.m. on a motion made by Clayton Andrus, seconded by Brenda Case. All in favor. So carried.
