CLERMONT PLANNING BOARD
JUNE 11, 2014
The Clermont Planning Board held its regular meeting on Wednesday, June 11, 2014 at 7:30 P.M. at the Town Hall. Those in attendance were Chairman Laurence Saulpaugh, Clayton Andrus, Thomas Jantzen, Jennifer Phillips, Aldo Dusman and Robert Queirolo. Mary Howard was absent. Others present were Alan Sachs, George Schmitt, Town Engineer and Bob Desmond.
MINUTES: A motion was made to accept the minutes of the May meeting by Clayton Andrus, seconded by Tom Jantzen. All in favor. So carried.
ALAN SACHS: 1215 County Route 8 - Tax map ID#180-2-33 - Mr. Sachs is contemplating a subdivision of his property on County Route 8. The property is 23 acres with two residences, a barn and shed. The residences are close together and do not meet the setback requirements but are grandfathered according to John Fieser. His thought is to subdivide the two houses. The board looked at the road frontage and it does not appear that he could divide the properties and have the required 150-foot frontage. He would also need the side yard setbacks and front yard setback. He may also not meet the setbacks for wells and septics. They discussed the possibility of leaving the houses on one parcel together and subdividing from the remaining parcel. If he has a surveyor draw up a proposal, the map should show the septic and well locations of the houses.
Mr. Sachs asked if it is better to do all lots at once or one at a time? It would be better to do at once because in a year, two or three the zoning could change.
Jennifer Phillips asked if he has a parcel and subdivides into four parcels, is it considered a minor or major subdivision. George Schmitt responded that if you subdivide three new lots and have the original remaining, it is considered a major subdivision.
There was no other business for the board.
A motion was made to adjourn at 8:15 P.M. by Jennifer Phillips, seconded by Clayton Andrus.
